LIVING IN WEST NYACKA LOCAL GUIDE BY JENNIFER SIRKOWA
A historic hamlet. Room to settle in.
A well-connected place to call home.
A PLACE WITH MORE THAN ONE SIDE
West Nyack brings together the old hamlet center around Strawtown and West Nyack roads, established residential streets, cultural destinations and the shopping and entertainment of Palisades Center.
It is a hamlet in the Town of Clarkstown, separate from the Village of Nyack. Routes 59 and 303 and the Thruway shape local travel, while the bridge opens connections to Westchester.
For a move, the useful questions are personal: the layout you need, the route you will travel and the setting you want to come home to.

YOUR LOCAL REAL ESTATE GUIDE
NYS Licensed Associate Real Estate Broker · R2M Realty, Inc.
I help buyers and sellers understand Rockland County, prepare thoughtfully and make a move with a clear plan. In West Nyack, that starts with looking beyond the listing to the street, school assignment, property records and everyday routine.
Whether you are moving into the area or preparing a home for sale, I’ll help you focus on the details that matter to your goals.
FIND YOUR FIT

The housing mix includes ranches, capes, split-levels, bi-levels, colonials and expanded homes. Mature landscaping, additions and updates can make two similar styles feel very different.
Compare layout, lot, taxes, school assignment, permits, drainage and proximity to main roads. If a condo or townhome is on your list, review its association’s finances, insurance, rules and assessments.
Photography shows one West Nyack residential example, not a range of available listings.

GETTING AROUND
Compare the entire trip: home to parking, service and transfers, then the walk to your destination.
Hudson Link connects Rockland and Westchester with Metro-North connections. Compare current routes, timetables and alerts.
West Nyack has no active passenger station. Compare Nanuet and other nearby stations with Tarrytown across the river.
Rockland County lists Lot J at 1000 Palisades Center Drive. Verify parking rules and the carrier’s exact boarding location.
Routes 59 and 303 and I-87/I-287 are key connections. TOR’s current routes can help with local trips and transfers.
SCHOOLS & ADDRESS CHECKS
Clarkstown Central School District serves much of West Nyack. A mailing address is a starting point, not a guarantee of school assignment.
West Nyack and Strawtown are among the district’s elementary schools. Ask the district which school serves the specific home.
The district lists grades 6–8 at its Parrott Road campus. Review programs, transportation and enrollment information.
The district lists its South high school on Demarest Mill Road East in West Nyack. Confirm attendance assignment directly.
Review New York State School Report Cards and district programs, then ask about the services and activities your student needs.

PARKS, ARTS & COMMUNITY
Germonds Park offers pools, ballfields, a playground and other recreation. Clarkstown lists most parks as resident-restricted, with exceptions including Germonds miniature golf and Davenport Preserve. Check current eligibility, passes and seasonal rules.
Nearby Buttermilk Falls County Park adds a trail option. RoCA, the library and the town’s recreation programs bring exhibitions, classes and community activities into the calendar.

ROOTS THAT STILL SHOW
Clarkstown records that the community adopted the name West Nyack in 1891 to connect the Mont Moor railroad station with the port of Nyack. The hamlet’s historic crossroads, the Clarksville Inn and local history collections offer ways to explore that earlier chapter.

No. West Nyack is a Clarkstown hamlet. The Village of Nyack is a separate incorporated community nearer the Hudson River. A postal name alone does not establish municipal or school boundaries. Explore the resource

The KVCore report updated October 1, 2026 lists an average sold price of $827,429, based on 7 sales in the last 30 days across single-family homes, condos and townhouses. Review the exact address on FEMA’s flood map, available water-intrusion records, grading and insurance requirements. West Nyack has documented flood concerns around the Hackensack River and Route 59, so a townwide assurance would be misleading. A home outside a mapped high-risk zone can still have water problems. I always strongly recommend at least a general home inspection. Depending on the home, discuss drainage, radon, sewer or septic, oil tanks, chimneys, retaining walls and other evaluations with your inspector and attorney. Review permits and occupancy records too. Explore the resource
